Prior to arrival:
If your party consists of more adults than one couple, the additional adults will be required to electronically sign to acknowledge reading a copy of the house rules that the primary contact saw and accepted at time of booking.
On the day of arrival, after everyone has acknowledged the house rules and the housekeepers have reset the house, you will be sent a code to open the electronic lock on the front door
Arrival:
Press firmly on the keypad to activate it. Then enter the four digit number sent to you on check in day. To lock the door from the inside, turn the knob. To lock from the outside press the small icon in the shape of a padlock.
Set the thermostat to a comfortable temperature.

During your stay:
Trash -
Trash day is on Tuesday. All three (3) Residential services (Garbage, Recycle and Yard Waste) are collected on the same day in. All services start at 6:00 am so all items for collection need to be curbside by 6:00 am. Each of the three (3) services are collected by a different truck and may be collected at any time after the 6:00am start time. This means that there is one (1) truck that collects nothing but the Brown Garbage cans, (1) truck that collects nothing but the Green Recycle cans and one (1) truck that collects nothing but the Yard Waste.
Extra garbage that does not fit in the brown garbage can may be placed out for collection in plastic bags set next to the can. Each bag cannot weigh more than fifty (50) pounds and be stacked neatly at the curb.
Remember to keep a three (3) foot clearance between and around each can for collection and that the wheels and handle are to face the house. Please remember to also keep at least a five (5) foot clearance from mailboxes, trees, parked cars, etc.
Pool -
Pool guy will come once a week. He won’t come in the house. He has a key to the screen door. He’ll usually be here less than an hour.
Use net on pole before swimming or anytime to remove floating debris. Use brush on pool bottom to direct sunken items to floor drain.
Pump/filter is set to run 8-12 hours per day during daylight hours.
No smoking in the house includes no smoking on or near the lanai. Ash is not fun to clean out of the pool.
Grill -
We have a new gas grill for your use. Please clean the gas grill thoroughly after it has cooled.
Fire Table -
This runs on a one-pound propane bottle, which is below the table. To light it, push the button in and turn to the right, holding the button in, use a lighter to light the stones, release the button when the flame appears. To turn it off, turn the button to the left.
Lights and fans -
How to work the lights and fans for each room. Make sure the light switches are in the upward position. The remotes are on the wall, please do not lose them or you will have to pay to replace them. The lights are turned on by pressing the single button at the top of the remote. The fans are turned on by pressing the 1, 2 or 3 on the remote or to turn off the fan, press 0.
Coffee maker -
To make a single cup of coffee, use a COFFEE CUP to place water in the right side of the coffee maker. Lift the front right side to place a pod in the right side and close tightly. Placethe cup under the right side. On the left side, select “single” and then press “brew now”.
To make a pot of coffee, use the left side and use the carafe and coffee filters as you would a normal coffee pot.
Recreational Equipment –
There are bicycles, fishing poles and beach gear in the garage. You are welcome to use any and all of it. If you break anything please replace it.
Departure:
Checkout Time is 10:00 AM
We pass along what is truly a very small amount for resetting a house of this size. That is because we rely on you to clean up after yourselves. Please try to leave the house the way you found it.
Please leave unmade but do not strip the beds that you used. If sofa beds were used leave them open.
Wash and dry as many towels as you can. Pile all remaining dirty towels and washcloths in the garage by the washing machine
Set the thermostat to 75 cool and 67 heat. Do not turn it off.
Please remove any perishable items from the refrigerator. Anything that can be used by someone else, may be left for the next guest, if you are comfortable doing so.
Bag all trash and make sure it fits in the trash can outside.
Please load dishwasher and start. Make sure all dishes are clean or in the dishwasher before leaving.
Please wipe everything down and sweep to disappoint bugs and critters.
Please make sure there is nothing left outdoors (lawn furniture, toys)
Turn off all lights and ceiling fans.
Make sure all windows and exterior doors are closed and locked. Including screen doors to the pool cage.
Lock the front door.

This document is an addendum to the Short Term Rental Agreement for the purpose of summarizing the most basic requirements for the benefit of all guests. All guests should also familiarize themselves with the “House Manual”. It tells you where things are and how things work. There is also an “Area Guidebook” available with recommendations.
All adult guests: You are required to acknowledge receiving this document and agree to abide by these rules. Also, you must acknowledge that you are using the property and the pool by choice, that you understand the risks and hold the owner harmless of any liability.
NOT A PARTY HOUSE: AirBnB currently prohibits gatherings of more than 16 people and all disruptive events or parties and can ban hosts that allow them. So we take this seriously. We would further clarify this as any of the following:
- More than 4 non-registered guests at the house without host knowledge.
- Loud outdoor music and conversation that can be heard by the neighbors on either side during quiet time.
Any loud parties will result in forfeiture of deposit and immediate eviction. Any outdoor activities must be respectful of our neighbors. Quiet time is from 10 PM to 8 AM. No parking anywhere except the driveway.
PETS:
- 2 max. Must be included in booking.
- All pets must be crated if left alone in the house – or if confined for any reason. Rooms are not crates; they are places to escape any way possible.
- For sanitary and pool maintenance reasons no pets are allowed in the pool.
NO SMOKING: and no vaping in the house or on the lanai. And if you smoke outside, do not discard butts in the yard.
POOL: Do not take any glass onto the lanai or pool deck. The pool pump controls are off limits and controlled remotely. Pool service technician will have access to the pool. For the sake of pool safety:
- Keep outside screen doors to pool locked.
- Supervise children.
- No diving. Even deep end is only 6 ft deep
- No glass.
CLEAN: House must be left as clean as when you arrived.
- When you leave do not remake any beds in rooms that you have used.
- If you use a sleeper sofa, leave it open when you leave.
- You do not need to strip the beds (that’s actually harder for the housekeeper).
- If you use the outdoor grill, please clean it thoroughly. This means all surfaces inside and out.
SECURITY CAMERAS: Please be aware that there are multiple security cameras OUTSIDE of our home. They are outside only and monitoring entrances to our home. These cameras record audio and video and are triggered by motion. We use them to dissuade prowlers, to verify the guest count and to make sure quiet time hours are adhered to. If you are concerned with privacy, do not hold private conversations in the vicinity of the cameras.
We, the undersigned, acknowledge receiving this document and agree to abide by these rules. We acknowledge that we are using the pool by choice, we understand the risks and hold the owner harmless of any liability. We acknowledge that there are cameras recording activity around the exterior perimeter of the home and we accept that they may pick up conversations if held in those areas. We recognize that we have exclusive use of the inside areas of the home (with exclusions) and of the pool but that service providers may access the pool or other areas as needed.
